Roof Cleaning for Youngsville Homes

Youngsville has grown fast. The city is just under 20,000 people, and Lafayette Parish was the fastest growing parish in the state in recent census numbers. Planned neighborhoods like Sugar Mill Pond, which opened in 2004, and many newer subdivisions mean a lot of roofs here are young. That surprises people. A roof that is five or ten years old can still grow algae.

If your roof shows dark streaks, or you want to know whether it needs cleaning at all, this page gives you the facts. We would rather tell you to wait than clean a roof that does not need it yet.

New Roofs Grow Algae Too

The dark streaks on shingles are usually Gloeocapsa magma, a blue green algae. GAF says algae spread on airborne spores and need moisture and mild temperatures to grow. South Louisiana offers both for most of the year. Shade from trees near ponds and yards adds to it.

Algae resistant granules

Some shingles include algae resistant granules. These are meant to slow growth, not promise a clean roof, so read your shingle maker’s algae terms.

Staining is not a defect

The Canadian Asphalt Shingle Manufacturers Association says algae staining is not a defect and has not been shown to shorten shingle life. It is mostly a looks problem, and that is a fair reason to clean.

Newer homes

Warranties and New Construction

If your home is newer, you may have a builder warranty and a shingle warranty. Both can have rules about cleaning. Many shingle warranties exclude damage from improper cleaning. ARMA says high pressure washing is likely to damage asphalt roofing, and GAF says not to power wash shingles because it can dislodge granules.

Before you hire anyone, ask them how they clean and what pressure they use. Ask us the same. We use low pressure only. Keep your shingle paperwork and your before and after photos in one place.

Photos, Insurance, and Roof Condition

Louisiana law (R.S. 22:1339) says an insurer cannot rely only on aerial images to name the condition behind a cancellation or nonrenewal unless the images are 24 months old or newer. NerdWallet says insurers may check images for moss and other wear. A cleaning is not an inspection or repair, and we cannot promise any insurer’s decision. We can give you dated photos and notes.

Which Option Fits Your Roof?

Wait and watch

A newer roof with no visible growth may not need anything yet.

Soft wash

Best for visible algae or light moss on a roof with life left.

Pressure washing

Fine for concrete, not for shingles.

Roofer

Missing shingles, heavy granule loss, or leaks need repair, not cleaning.
